301. Zoning Districts.
The Township is divided into the
districts set forth by this chapter and as shown by the district boundaries on
the Official Zoning District Map. The zoning districts are:
C-D Conservation District
A-1 Rural Residential District
R-1 Suburban Residential District
R-V Village Residential District
B-1 Business District
I-1 Industrial District

§302. District
Boundaries.
Where uncertainty exists as to the
boundaries of districts as shown on the Official Zoning District Map, the
following rules shall apply:
A. Boundaries
indicated as appearing to follow the center lines of streets, highways or
alleys shall be construed to follow such center lines.
B. Boundaries
indicated as appearing to follow platted lot lines shall be construed as
following such lot lines.
C. Boundaries
indicated as appearing to follow municipal limits shall be construed as
following municipal limits.
D. Boundaries
indicated as following railroad lines shall be construed to be midway between
the main tracks.
E. Boundaries
indicated as approximately following the center lines of streams, rivers or
other bodies of water shall be construed to follow center lines and, in the
event of change in the location of streams, rivers and other bodies of water,
shall be construed as moving with the actual body of water and following the
center line.
F. Distances
not specifically indicated on the Official Zoning District Map shall be
determined by the scale of the map. (Ord. 2007-2,
§303. General District
Regulations.
The following regulations shall apply in
all zoning districts:
A. Any use not specifically listed in the
authorized uses for a zoning district shall not be permitted in that zoning
district, unless such use is authorized by the Zoning Hearing Board as a use by
special exception. The authority for the Zoning Hearing Board to grant approval
of a use which is not specifically listed in the authorized uses for a zoning
district shall be limited to the B-1 and I-1 Districts where "comparable
uses not specifically listed" is included in the list of uses by special
exception in the zoning district, subject to the applicable express standards
and criteria specified in §1103, Subsection 10, of this chapter.
B. Accessory uses or structures
that are customarily accessory to principal structures or uses that are
authorized as conditional uses or uses by special exception shall be permitted
as accessory uses by right.
C. In all C-D, A-1, R-1 and R-V Zoning
Districts, where single-family dwellings either exist or are proposed, they shall be the only principal structure on a lot.
D. In all zoning districts where authorized
by this chapter, two or more nonresidential buildings may occupy the same lot,
and two or more authorized nonresidential uses may occupy the same building,
provided, in all cases, that all applicable requirements for each of the
structures or uses can be met on the lot.
E. In all zoning districts, all accessory
structures shall be located on the same lot with the principal structure to

C-D Conservation District
§400. Purpose.
The purpose of the C-D Conservation
District is to preserve natural features and resources, particularly State game
lands, and to provide for compatible principal and accessory structures.

§401. Authorized Uses.
In the C-D Conservation District, only
the following uses are authorized:
A. Permitted uses.
(1) Principal uses.
(a) Agriculture, subject to §1208.
(b) Communications antenna mounted on an
existing building, public utility storage or transmission structure or existing
communications tower, subject to §1211.
(c) Essential services.
(d) Forestry.
(e) Public buildings.
(f) Public recreation.
(g) Single-family dwellings.
(2) Accessory uses. The following accessory
uses are permitted when accessory to any permitted use, conditional use or use
by special exception authorized in this district:
(a) Accessory structures, subject to §1203C.
(b) No-impact home-based businesses, subject
to §1212.
(c) Off-street parking and loading, subject
to Part 13.
(d) Private residential swimming pools,
subject to §1203C.
(e) Signs, subject to Part 14.
Other accessory uses customarily
incidental to and on the same lot with any permitted use, conditional use or
use by special exception authorized in this district.
B. Conditional uses.

§500. Purpose.
The purpose of the A-1 Rural Residential
District is to provide for agriculture and low-density single-family
residential development in rural areas of the Township where public sewers are
not available and to provide for accessory uses and compatible public and
semipublic uses as conditional uses.

encourage single-family developments at suburban densities in locations in the
Township where public sewers exist or are anticipated in the future and to
provide for accessory uses and compatible public and semipublic uses as
conditional uses.
